  • Through the Province’s approval of Regional Official Plan Amendment no. 49, the Employment Area overlay was removed from 1200 King Road, allowing it to be developed for new community uses including residential, commercial and retail, institutional, entertainment / recreation, community service and facility and employment uses, as well as parks and open space, and more.


  • The City of Burlington Council have provided their support for the removal of the Employment Area overlay for these lands, in acknowledgement of their unique opportunity to introduce much needed housing and new community uses to the City. 


  • We enthusiastically support Burlington’s commitment to address housing shortage which is aligned with Ontario’s growth objectives. There are a range of housing typologies being proposed, including purpose built rental.


  • Directly adjacent an existing GO station and provincial highway, 1200 King Road can appropriately accommodate intensification for the City of Burlington and support the city's provincial housing pledge target of 29,000 units by 2031.


  • We are just at beginning of the planning process. The full development will involve multiple phases and take place over many years.


  • 1200 King Road is undergoing a comprehensive transportation impact analysis to understand the future impacts of this site on the existing community and will incorporate alternative mobility options including maximizing access to the GO station, municipal transit and active transportation such as cycling and walking.


  • A comprehensive transportation impact study is being undertaken for the proposed development, in collaboration with municipal, regional, and provincial road authorities and transit providers. 


  • The study will assess the future transportation impacts of the development on the surrounding transportation system and identify the multi-modal transportation improvements needed to appropriately integrate the project with the existing transportation system.


  • 1200 King Road will include a mixed-use district that will feature unique retail and food experiences that will serve existing and future residents as well as attract visitors and create a new gathering place.


  • A grocery store is being contemplated as part of the district but requires further analysis, investigation and market interest. 


  • The current proposal includes an entertainment and recreational facility, potential library or community use space, post-secondary college satellite campus, a large central public park, a linear pedestrian green-spine and a public urban square surrounded by a mix of vibrant retail. 


  • An environmental impact assessment has been completed, based on detailed surveys completed over all seasons and multiple years.  This work identifies the significant natural heritage features, which will be preserved and enhanced with this project. 


  • Opportunities to sensitively integrate trails into the natural features areas may be considered where impacts to biodiversity can be managed and balanced with the importance of allowing the community to connect with and benefit from nature experiences.


  • A linear pedestrian green spine will connect the entire site from King Road through the community hub, creek, campus and the central park, to the wooded natural areas, providing an engaging mix of passive and active recreational opportunities.
